Home watch · Edgewater & Midtown Miami
New towers, investor owners, empty months.
Edgewater and Midtown are full of newer towers bought as investments and lived in a few weeks a year — sometimes rented, often simply closed.
New construction fails differently: condensate lines, valve fittings, appliance connections and building systems still settling in. We check all of it on a fixed schedule and document the condition.
For owners renting seasonally, we inspect between stays and photograph the condition so damage is attributed to the right guest, not to you.
What we watch for here
- New-build defects
- Fittings and condensate lines in recent towers fail in the first years, usually while nobody is home.
- Rental turnover
- Independent condition reports between guests protect your deposit claims and your finishes.
- Remote ownership
- Photo reports by email, and a founder who answers directly when you reply.
- Humidity
- A closed unit reaches damaging humidity within days without working climate control.

Questions from owners here
- Can you inspect between short-term rental guests?
- Yes. We inspect between stays, photograph the condition and note any damage, so you have an independent record. We do not manage bookings or licensing.
- My building is brand new. Do I still need this?
- New towers fail in their own way — condensate lines, fittings and appliance connections in the first years. An empty new unit still needs eyes on it twice a month.
