About our services

Hugo Keys provides scheduled visual home watch visits, photo reports, arrival preparation, and coordination with third-party vendors for residential properties in Miami-Dade and coastal Broward County, Florida.

Not a security service

Hugo Keys is a scheduled visual inspection service. We are not a licensed security agency and we do not provide guard, patrol, alarm response, or monitoring services. Our visits are periodic and cannot prevent theft, vandalism, storm damage, or loss.

Scope and limits of a visit

A home watch visit is a visual check of conditions observable at the time of the visit. It is not a home inspection, engineering survey, mold assessment, or code inspection, and it does not replace maintenance, monitoring systems, or insurance coverage.

We report what is visible. Conditions that are concealed, intermittent, or that arise between visits may not be detected.

Repairs and vendors

We arrange access and scheduling only. All repairs and maintenance work are performed by independent licensed contractors who are solely responsible for their own work, licensing, and insurance.

Scheduling, access, and your obligations

You agree to provide accurate property information, lawful authority to grant access, working keys, codes, or fobs, and to inform your association or building of our access.

Visit schedules may be adjusted for weather, storm events, or circumstances beyond our control.

Fees and cancellation

Rates shown on this site are starting prices per visit and are confirmed in your written service agreement. Recurring plans continue until cancelled in accordance with that agreement.

Insurance

Hugo Keys carries general liability insurance and is bonded for the services we provide. Our coverage does not replace your homeowner, condominium, or flood insurance.

Limitation of liability

To the maximum extent permitted by Florida law, Hugo Keys is not liable for indirect, incidental, or consequential damages, and our total liability for any claim is limited to the fees you paid for services in the three months preceding the claim.

Governing law

These terms are governed by the laws of the State of Florida, and any dispute will be resolved in the state or federal courts located in Miami-Dade County, Florida.
