Service · Seasonal owners
Close the house in May. Open it in November. Nothing in between goes unseen.
The seasonal owner's problem is simple: six months of Florida summer with nobody inside, and no way to know whether anything has gone wrong until you land.
Get your care planWe agree the schedule and the fixed monthly price before you leave. While you are away we inspect twice a month, verify the climate, check every accessible water connection, run taps, look behind appliances, and photograph the same vantage points each visit so change is visible.
Before you return, we prepare the property: cooled, aired, water run through the system, refrigerator checked, and cleaners or provisions arranged if you want them.

Common questions
- Should I turn the water off for the summer?
- For a house, usually yes — it removes the largest single risk — provided irrigation, ice makers and any fire-suppression requirements are handled. In a condominium, building rules often make it impractical, so we focus on shut-offs, hoses and the water heater instead.
- Can we add visits during storm season?
- Yes. Additional visits are $60 to $150 depending on property type, and most seasonal clients add coverage around named storms.
