What does home watch cost in Miami?
In Miami-Dade and coastal Broward, expect $120 to $300 a month for two scheduled visits, depending on property type. Hugo Keys plans start at $120 for condominiums, $190 for single-family homes and $300 for waterfront estates, each including climate verification and a same-day timestamped photo report. Extra visits are $60 to $150.
Price tracks the time a property takes to inspect properly. A two-bedroom condominium is a contained interior with one air handler. A waterfront estate adds a pool, a dock, outbuildings, irrigation, a generator and far more exterior envelope — and takes several times as long to cover honestly.
Be sceptical of a very low per-visit price. A thorough inspection of an empty home is not a ten-minute drive-by, and the reports tell you which one you bought: a real report has measured readings, timestamped photographs of the same vantage points each visit, and a note on anything that changed.
What is not in a monthly plan: repairs, cleaning, and contractor labour. Those are quoted separately or billed at cost when we arrange and supervise them.
