Does Florida home insurance cover damage found weeks after it started?
Not reliably. Most policies exclude damage from long-term seepage or a lack of reasonable maintenance, and mould coverage is usually capped. Adjusters ask when the loss began and what upkeep was in place, so a dated series of inspection reports is the record that supports a claim. Confirm your own policy terms with your agent.
Insurance policies distinguish a sudden and accidental loss from gradual deterioration. A pipe that bursts is generally covered. The same pipe weeping for four months into a wall cavity is often argued as seepage or neglected maintenance, and mould remediation typically carries a low sub-limit regardless.
Many Florida policies also have conditions that apply specifically when a property is unoccupied for an extended period — some require periodic inspection, and several carriers ask on renewal whether the home is monitored while vacant.
What changes the conversation with an adjuster is evidence: a dated record showing the property was inspected on a schedule, what was seen each time, and the condition of the affected area at the last visit before the loss. That narrows the window in which the damage could have started and shows reasonable care was taken. We document — we do not adjust claims or advise on coverage.
